Sometimes in property, you score a hat trick. No, this is not buying or selling three properties at once, although that can be a happy day’s result! This is where you have the opportunity to purchase a brilliant site full of potential, and at the same time, get to support an important existing community organisation. We’re not going to pretend this is possible on every development, but occasionally, and most satisfyingly, several things align to make this happen.
This was the case with The St. Matthias Club, Dalston Lane, Hackney, E8. The local community club owner London Youth put the property on the market earlier this year seeking, it had been said, to release cash into their other projects. Running since 1887 and established as a registered charity in 1990, London Youth are responsible for the creation and running of hundreds of diverse community youth organisations, including of course, The St. Matthias Club. We loved the site and as always could see the potential for expansion in residential development. Then, our director Nicole Bremner had an even better idea…
The building was offered by London Youth under vacant possession, leading prospective buyers to assume that London Youth either had plans to integrate the boys club with another of their groups, relocating, or similar. In negotiating the sale, we immediately brought in the idea of their remain within the contract, and crucially for them, discussing what would be reasonable rent rates long term. Agreement was reached and all parties happy, especially since within our development plans would be a renovation and modernisation of the space, giving the boys a fresh, upgraded space. Beautiful, modern residential units will be built in the two or three floors above.
What’s the hat trick?
In addition to creating beautiful living spaces in the heart of Hackney and serving The St. Matthias Club with updated facilities on a manageable lease, the hat trick was being put in touch with a local school looking for new part-time premises. We can’t yet release details of the school however we are positive that the synergy will work and produce brilliant results within the Hackney community. The school will use the expanded ground floor for classes and share the basement space easily with the boys’ club and their differing timetables.

Formerly The St. Matthias Boys’ Club, The St. Matthias Club has been serving boys aged 18-20 in Hackney with recreational activities, a safe and friendly place to connect with others and practise skills beyond their education.
‘Its structure, aims and activities are relevant to today’s teenagers. A view borne out by its ever increasing membership.
